Most Las Vegas builders require your agent to be with you (or registered) at your very first visit to a sales office or model home — and that includes stopping in on a scouting trip or chatting with a builder online. Sign the guest card on your own and many builders won't let you add representation later. Our services are typically paid by the builder, so having your own agent usually costs you nothing — and the sales rep in the model works for the builder, not for you.

Buying New From Out of State

Most of the people we help are moving to Las Vegas from somewhere else. Here's how we make a new-construction purchase work when you're hundreds of miles away.

Live video model tours

We walk the models, quick move-ins, and actual lots with you on video — and point out what the brochure doesn't.

Neighborhood context

Drive times, nearby shopping, future development, and what's across the street — the things you can't see from a builder's website.

Timed to your move

Build from scratch if you have time, or pick a quick move-in home that closes close to your moving date — no double moves or long temporary housing.

Eyes on your build

Photo and video updates at key stages, plus independent inspections we can attend on your behalf.

Selling back home

We'll connect you with a trusted agent where you live now and coordinate both timelines, so the sale lines up with your closing here.

One efficient trip

When you do come out, we plan a tight itinerary — the right communities, design center appointments, and neighborhood drives — so one trip gets it done.

New Build vs. Previously Owned

Why Buyers Choose New Construction

Make it yours. Choose your floor plan, lot, and finishes at the design center instead of living with someone else's choices — or renovating them.

Built for the desert. Newer insulation, windows, and HVAC (and often solar) make a real difference on summer power bills compared to older homes.

Lower maintenance. New roof, plumbing, water heater, and appliances mean fewer surprise repairs in the first years of ownership.

Community amenities. Master-planned communities come with new parks, pools, trails, and community centers — often within walking distance.

Warranty protection. Builders typically include a warranty — commonly 1 year on workmanship, 2 on systems, and 10 on structure (terms vary by builder).

Builder incentives. Rate buydowns, closing-cost help, and design-center credits are common — especially on quick move-in homes. We'll help you find and negotiate them.

Step by Step

How Buying New Works

  1. 01

    Talk with our team first

We map your budget, timeline, and must-haves to the communities and builders that fit — and register as your agent before your first visit.

  2. 02

    Get pre-approved

Builders usually want a pre-approval. We'll compare the builder's preferred lender incentives against outside offers so you see the real numbers.

  3. 03

Tour models — live on video or on a trip

We walk models and quick move-ins with you on video, or line up a tight itinerary for a scouting trip. Then you decide: build from the ground up (often several months or more) or buy a home that's already under construction or finished.

  4. 04

Pick your lot, plan & contract

Lot premiums, HOA and special assessment (SID/LID) costs, and contract terms all matter. We review them with you before you sign.

  5. 05

    Design center selections

Upgrades add up quickly. We'll help you prioritize what's hard to change later (structure, layout, electrical) over what's easy to change (paint, fixtures).

  6. 06

    Inspections, walkthrough & keys

We recommend independent inspections even on new homes — before drywall and at completion. Can't be here? We attend for you, send photo and video updates during the build, and walk the final punch list with you on video.

New Construction FAQ

Questions we hear every week.

Does it cost more to use an agent on a new build?

Usually not. Builders typically pay the buyer's agent from their marketing budget, and the price is generally the same whether or not you have one. The key is registering us at your first visit — many builders won't allow it afterward.

Should I use the builder's lender?

Builder-affiliated lenders often offer the biggest incentives (like rate buydowns or closing-cost credits), but not always the best overall deal. We'll help you compare the incentive package against an outside lender's quote.

Do I really need an inspection on a brand-new home?

We strongly recommend it. City inspections check code minimums, not workmanship. An independent inspection before drywall and again before closing catches issues while the builder can still fix them easily.

What are SIDs and LIDs?

Special and Local Improvement Districts are assessments some newer Las Vegas communities use to pay for roads and infrastructure. They show up on your tax bill for a set number of years. We'll flag them so they're in your monthly numbers.

How long does it take to build?

It varies by builder and community — often several months or more from contract to completion. If you need to move sooner, quick move-in homes are already under construction or finished.
