How to Buy a Home in Las Vegas From Out of State

Step-by-step: how relocating buyers purchase Las Vegas homes from out of state — video tours, remote offers, inspections, closing, and timing a sale back home.

Most of the people we help are buying in Las Vegas while living somewhere else. It's very doable — here's how the process works.

1. Narrow the map first

Before touring homes, narrow to a few communities that fit your commute, budget, and lifestyle. Start with our community guides, the Learning Center, and a call with our team.

2. Get pre-approved — and line up your sale

Get pre-approved with a lender licensed in Nevada. If you're selling, we'll connect you with an agent where you live now so both timelines work together (and you can plan whether to sell first, buy first, or use a bridge option your lender offers).

3. Tour on video, then visit (or don't)

We walk homes with you live on video, pointing out what photos don't show: noise, views, lot orientation, and what's next door. Many clients make one efficient trip — plan it with our trip planner — and some buy without visiting at all.

4. Offer, inspections, and appraisal

Offers, disclosures, and most documents are signed electronically. We attend inspections for you and send photos and video, and we'll recommend specialists if anything needs a closer look.

5. Closing remotely

Title companies commonly offer remote or mobile-notary signing. Plan ahead for wiring funds — always verify wire instructions by phone with the title company before sending money.

6. Move in and settle up

Coordinate movers, utilities, and Nevada license and registration. Our moving checklist covers the details.
